HMO renovations
HMO works, assessed against the requirements first
HMO work is compliance-led. The specification is set by the requirements, not by preference.
Overview
Assess against the standard before designing anything.
An HMO project starts with what the property must satisfy — room sizes, amenity provision, fire safety, means of escape and any local licensing conditions — and works backwards to the layout. Doing it the other way round produces a property that looks finished and cannot be licensed.
We assess the property against the requirements first and tell you plainly what would need to change, in cost and in time, before any work is committed.

Sequence
Why the assessment comes first.
Every stage after the first depends on getting the first one right.
Assess
The property measured and reviewed against the standards that apply to it.
Advise
What is achievable, what is not, and what it means in cost and programme.
Scope
A written specification driven by the requirements, then by the letting strategy.
Deliver
Works coordinated, with the compliance-critical elements evidenced as they complete.
Evidence
Certificates and documentation collated into a single pack.
Handover
Property handed over ready for inspection and letting.
A straight caution
Not every property should become an HMO.
Layout, location, licensing position and demand all have to work. Sometimes they do not.
Licensing and standards vary by local authority and by property, and requirements change. Nothing on this page is a substitute for confirming the current position for your specific property with the relevant local authority — which is part of what the assessment stage is for. If a property is not a realistic HMO candidate, we will tell you before you spend money finding out.
Next step
Book an HMO assessment.
We will assess the property against the requirements that apply to it and tell you honestly whether the project works.
Request a renovation assessment
Tell us what the property needs. We assess, scope and price before any work starts.
Your renovation enquiry has been received.
We will arrange an assessment, agree a scope of work and issue a written cost and programme before anything begins.
Questions
Common questions
That depends on the property, the number of occupants and the local authority's requirements, including any additional or selective licensing in force. It is established at the assessment stage for your specific property.
Minimum sizes are set out in legislation and can be supplemented by local standards. We measure the property and assess it against what applies, rather than working from a general figure.
No. Layout, means of escape, amenity provision, planning position and local policy all matter. Some properties are unsuitable and some are marginal.
Commonly detection and alarm provision, fire doors, compartmentation and protection to escape routes — but the specification follows the assessment of the individual property.
If you want us to. HMOs are management-intensive, and a property built to the right standard is considerably easier to run.
