A light refresh — clean, repair, redecorate — is usually days rather than weeks. A kitchen or bathroom is longer. A full house renovation depends heavily on scope and on how quickly decisions and materials are confirmed. The programme is agreed in writing before work starts.
Some work can be done in occupation with proper notice and coordination; some genuinely cannot. We will tell you which category your job falls into rather than starting and stopping.
It gets reported, quoted and put to you before it proceeds. Older properties routinely hide surprises behind plaster. The scope names what is included so a variation is visible as a variation, not buried in a final bill.
Yes. HMO works carry room standards, fire safety and licensing considerations, so we assess the property against the requirements first and tell you plainly what would need to change and what that means in cost and time.
Only if you want us to. Plenty of renovation clients hand the finished property straight to our management team, and there is a practical advantage in that — the people managing it already know exactly what is behind the walls. It is not a condition of the work.
