Assessment
How a property is assessed.
Six checks before any arrangement is proposed. If a property fails one of them, we say so.
Enquiry
Basic property details, ownership position and what the owner is trying to achieve.
Suitability
Location, layout, condition and realistic operating position for the property type.
Permissions
Mortgage, freeholder, head-lease, insurance and licensing position checked.

Responsibilities, standards, rent, term, reporting and handback drafted and discussed.
Preparation
Any works required to bring the property to the agreed standard, scoped and costed.
Commencement
Agreement signed, condition recorded, and operation begins under the agreed terms.

Common questions
An arrangement where MZ takes on the operational management of a property under an agreed contract, pays the owner an agreed rent, and is responsible for running the property to the standards set out in that contract. The owner keeps ownership; MZ takes on the day-to-day operation and the associated obligations.
It depends on location, layout, condition, permitted use, mortgage and freeholder consents and the realistic operating position. Some properties are a good fit and some are not, and we would rather say so at assessment than sign something that will not work.
That varies by property and by owner circumstances, and can include mortgage lender consent, freeholder or head-lease consent, insurance notification and any local licensing requirements. These are checked before an agreement is entered into, not afterwards.
Responsibilities are set out in the agreement before commencement. Typically day-to-day and operational matters sit with MZ and structural and freehold matters sit with the owner, but the specific split is agreed in writing for each property rather than assumed.
Handback condition and process are agreed at the outset, including notice, inspection and the standard the property is returned in. It is one of the first things we document.
No, and we will not present it that way. It is a commercial arrangement with obligations on both sides. If the numbers on a particular property do not work, the honest answer is that they do not work — for us as well as for you.
