Most landlords put up with a bad agent for far longer than they should, usually because the switch sounds like a hassle.

It is a handover, and we do the handover.
Transferring mid-tenancy is routine. The tenant stays, the tenancy continues, and the administration moves across. What matters is that nothing is lost in the move — particularly the deposit position, the compliance certificates and the inventory.
We collect it, check it and tell you honestly what we find, including anything your previous agent should have done and did not.

You review your existing agreement for notice period and any exit fees.

You serve notice on your current agent, in the form your agreement requires.

We request and chase the full file — documents, deposit, certificates, history.

We check what arrives, identify gaps and tell you what is missing.
Introduce
We introduce ourselves to the tenant and take over from the agreed date.
Before you serve notice
Two things worth checking.
We would rather you knew these before you started than afterwards.
Your notice period. Management agreements commonly require notice, and some are longer than landlords expect. Check the clause before you commit to a date.
Exit or continuation fees. Some agreements provide for a fee where a tenant they introduced remains in the property. This is legitimate if it is in your agreement — read it, and factor it in. If you would like a second pair of eyes on the clause, send it over.

Yes. Transferring mid-tenancy is common and the tenancy itself is unaffected — it continues on the same terms with the same tenant.
Handled properly, no. The tenant gets a clear written introduction explaining who to contact and how, which for most tenants is an improvement on what they had.
We chase it. If documents genuinely cannot be recovered, we tell you what is missing and what it would take to put it right — for example, a fresh certificate or a new inventory.
We will tell you. It is one of the first things we check, because it is one of the most common problems we find and one of the most consequential.
The switch itself is quick. The timeline is usually determined by your existing notice period rather than by anything on our side.
