Property management

Complete property management for landlords

Hand over the whole rental-property process — preparation, marketing, tenant onboarding, rent, maintenance, inspections and reporting — to one accountable team.

The proposition

One property or a portfolio — the same standard either way.

Renting out a property should not mean being available for every tenant enquiry, missed payment, repair, inspection or emergency.

MZ Management provides complete property management for landlords and investors across Staffordshire, Stoke-on-Trent, Cheshire and the West Midlands. Whether you own one property or an established portfolio, we can help prepare the property, coordinate tenant onboarding and manage the tenancy from beginning to end.

  • Property assessment and rental positioning
  • Preparation, repairs and safety work
  • Photography and property marketing

  • Right-to-rent and guarantor arrangements
  • Tenancy documentation and deposit administration

  • Renewals and end-of-tenancy management

How it runs

The six stages of a managed property.

Every property we take on moves through the same sequence. It is deliberately boring — that is the point.

Assess

Condition, compliance position, realistic rent, and what you want the property to do for you.

Prepare

A written scope for repairs, cleaning, decoration and safety work, costed before it starts.

Market

Photography, listing, enquiry handling and accompanied viewings.

Let

Referencing, affordability and right-to-rent checks, documentation, deposit and move-in.

Manage

Rent, tenant communication, maintenance, inspections and renewals, day in day out.

Report

Statements, inspection findings, spend and recommendations — in writing, on a schedule.

Service detail

What each part actually involves.

No mystery line items. This is the work behind the fee.

Property assessment

Condition review, rental-readiness check, repair and renovation requirements, realistic rental positioning and a written next-step plan.

Book an assessment

Property preparation

Cleaning, repairs, decoration, flooring, gardens, clearances, kitchen and bathroom improvements and safety-work coordination.

See renovations

Marketing and viewings

Photography coordination, property descriptions, listing management, enquiry handling and accompanied viewings with feedback.

Tenant-find service

Tenant onboarding

Referencing, affordability and employment checks, previous-landlord references, right-to-rent where applicable, guarantors, documentation, deposit and inventory.

How onboarding works

Rent administration

Rent collection, reconciliation, landlord statements, arrears follow-up and a clear escalation route when payments slip.

Rent collection

Ongoing management

Tenant communication, maintenance reporting, contractor coordination, inspections, renewals and end-of-tenancy management.

Portfolio management

Landlord reporting

You should never have to ask what is happening with your own property.

Reporting is a service, not an afterthought. It is the difference between owning an investment and wondering about one.

Rent statements

What came in, what went out, what is outstanding.

Inspection reports

Written findings with photographs and any action required.

Maintenance record

Every job logged: what, when, who and what it cost.

Compliance dates

Certificate expiry tracked so renewals are not missed.

Tenancy calendar

Break clauses, renewal windows and end dates flagged in advance.

Recommendations

Where a small spend now avoids a large one later, we say so.

Situations

Landlords come to us at different points.

The service is the same; the starting point is not.

Portfolio landlords

Enough properties that administration has become the thing limiting growth.

Portfolio management

Overseas and distant landlords

A UK property and a location that makes hands-on management impractical.

Remote management

Transferring from another agent

An existing arrangement that has stopped working. We handle the handover.

How transfers work

Rent collection only

You want to keep tenant contact but hand over the money side.

Rent collection

Tenant-find only

You will manage it yourself — you just need the right tenant in place properly.

Questions

Common questions

Marketing and viewings, tenant referencing and onboarding, the tenancy agreement and deposit process, rent administration and arrears chasing, day-to-day tenant communication, maintenance reporting and contractor coordination, periodic inspections with written findings, renewal negotiation and end-of-tenancy management. Preparation and renovation work is quoted separately because the cost depends entirely on the property.

Tenant-find ends when the tenant moves in — you take over from there. Full management continues for the life of the tenancy. Landlords who live locally, have time and are comfortable dealing with tenants often prefer tenant-find. Landlords who do not want the phone to ring choose full management.

Yes. We complete the checks, summarise the findings and give you a recommendation. The decision is yours and we put the reasoning in writing so it is on record.

We coordinate the contractor and manage the job. You set an authorisation limit at the start — anything below it we simply get done and report; anything above it comes to you with a quote before it proceeds. Genuine emergencies are made safe first and reported immediately.

Periodic inspections are agreed at the outset and are typically carried out during the tenancy with proper notice to the tenant. You receive written findings with photographs, not a tick box.

Arrears follow a defined sequence — the tenant is contacted quickly, the reason is established, and you are told the same day rather than at month end. Where a payment plan is appropriate we propose one; where it is not, we tell you that too.

Yes. We handle the handover: tenancy agreements, deposit scheme details, compliance certificates, inventory, rent record and contractor history. Check your existing agreement for notice periods and any exit fees before you serve notice.

Yes, where the property is properly set up for it. HMOs carry additional standards and licensing requirements, so we assess first and tell you plainly what would need to change.
