Staffordshire does not have one rental market. It has several sitting side by side. The north of the county around Stoke-on-Trent and Newcastle-under-Lyme is dominated by older terraced stock and a substantial student and young professional market. The centre, around Stafford, leans towards family lets and commuter demand. The south — Cannock, Lichfield, Tamworth — is shaped heavily by Birmingham commuting and the M6, M6 Toll and A5 corridors.
A management approach that works in Lichfield does not automatically work in Burslem. Rent expectations, tenant profile, property age and the amount of preparation work needed before a property is lettable all shift considerably as you move down the county.
