A tenant-find service ends where full management begins. We market the property, handle the enquiries, run the viewings, complete the checks and produce the paperwork. On move-in day the tenancy is handed to you with a complete file.

It suits landlords who live locally, have the time and are comfortable dealing with tenants directly — but who know that the checks at the start are what determine how the next twelve months go.

What you receive on day one.

The file is the point. If a dispute happens in month eleven, it is decided by what was recorded in month one.

Executed, dated and with all parties correctly named.

Registered in an approved scheme with prescribed information served.

Yes. We complete the checks and give you a summarised recommendation in writing. The decision is yours.

Yes, in a government-approved scheme, with the prescribed information served. The certificate forms part of the handover file.

We tell you what failed and why, and set out the options — a guarantor, additional rent in advance, or continuing to market. We do not quietly wave a weak reference through.

Yes. Cleaning, repairs and decoration are handled by our renovations team and quoted separately before the property goes to market.
