Bathroom renovations
The room where shortcuts show first
Bathrooms fail from behind the tiles. Almost every bathroom we are called back to fix was installed by someone who saved a day on the waterproofing.
Overview
What actually matters in a bathroom.
The visible parts of a bathroom — the suite, the tiles, the taps — are the cheap and easy decisions. The ones that determine whether the room is still sound in eight years are the ones you cannot see: how the wet area is tanked, how the tray is bedded, whether the extraction actually moves enough air.
We specify and price those properly and put them in the written scope, so you can see what you are paying for and compare quotations on the same basis.

Where bathrooms fail
The six causes, in order.
Every one of these is avoidable at installation and expensive afterwards.
Inadequate tanking
Water gets behind the tiles and the wall fails from within.
Poor extraction
Undersized or unvented fans cause the mould blamed on tenants.
Unsupported trays
A tray that flexes cracks its seal within a couple of years.
Silicone as a fix
Sealant is a finish, not a waterproofing method.
Wrong flooring
Laminate in a bathroom swells at the first spill.
Cheap valves
The part most used, most often replaced, least worth saving on.

Questions
Common questions
A straightforward replacement is usually five to seven working days, allowing for tiling and drying time. Moving the layout or altering soil pipes takes longer. Rushing the drying stages is how bathrooms fail, so we do not.
It depends on the tenant you are letting to. Family properties generally still want a bath. One and two-bedroom properties aimed at professionals let perfectly well with a good shower enclosure. Where there is more than one bathroom, having both is ideal.
No, and treating it that way tends to produce a dispute rather than a solution. Mould is frequently a ventilation or insulation problem the tenant cannot fix. We look at extraction, heating and the fabric of the room before anyone starts apportioning blame.
