Reactive and planned, run the same way.

Repairs split into two kinds. Reactive work is what breaks — a leak, a failed boiler, a broken lock. Planned work is what you know is coming: a roof that needs attention before winter, guttering that needs clearing, a fence that will not survive another year.

Landlords who only ever do reactive work spend more. We handle both, batch planned work into sensible visits, and check the job is actually finished before an invoice reaches you.

Protects timber. Skipping it turns painting into joinery.

Sealant and grout

Renewed cheaply, or replaced expensively once water gets in.

Predictable failures. Better replaced than emergency-repaired.

Common questions

Emergencies are attended as quickly as we can get a competent trade there, and made safe first. Urgent items such as loss of heating are attended within agreed hours. Routine repairs are scheduled around tenant access. The categories are agreed with you at the outset.

Yes. If you have a plumber or electrician you have used for years, we will instruct them and coordinate access. We do ask that they carry current insurance and the relevant qualifications for the work.

Where the property is under full management, coordination is part of the service. For properties we do not manage, we quote on the work itself. What we do not do is add a hidden margin to a contractor's invoice without telling you.
