Overview

Turnaround is a logistics problem.

Between tenancies a property typically needs a deep clean, a handful of repairs, some touch-up decoration, a carpet clean or replacement and its certificates checked. None of it is difficult. The reason it takes three weeks is that each item is arranged separately, one after another, by somebody doing it around a day job.

We attend as soon as the previous tenant leaves, produce a single list, and send trades in a planned order — often on the same day. Marketing runs at the same time.

For a property in reasonable condition with works planned before the tenant leaves, a few working days is realistic. Where redecoration or a carpet replacement is needed it will be longer. The saving comes from planning it before check-out, not after.

Only where there is genuine damage or a breach of the tenancy, supported by evidence, and with fair wear and tear taken into account. Ordinary wear cannot be charged. We prepare the documentation so any deduction is defensible if the tenant disputes it.

No. Full redecoration every time is usually money wasted. Targeted touching-up of the areas that actually show wear, done well, presents just as effectively at a fraction of the cost.
