A rental kitchen and an owner's kitchen are different products. Fitting the wrong one is an expensive way to find out.

Specification is the whole decision.

In a rental property the kitchen has to survive tenants who did not choose it and will not baby it. That means moisture-resistant carcasses, hard-wearing worktops, doors that can be replaced individually and a layout that cleans easily. Spending more on the carcass and less on the door is almost always the right call.

In an owner-occupied property the calculation is different and we will specify accordingly. Either way you get a written specification listing exactly what is going in — not a brochure photograph and a number.

Common questions

A straightforward like-for-like replacement in a small property is usually around a week. Moving services, altering the layout or replastering extends that. The programme is in the written quotation.

Sometimes. A tired but functional kitchen may cost you very little in achievable rent, in which case replacing it is money you will not get back. A genuinely poor kitchen can hold a property back badly. We will tell you honestly which one you have.

It can, but it is disruptive and usually slower. Where possible it is much better done during a void. If it has to happen during a tenancy, we plan it to keep the kitchen usable for as much of the period as we can and agree it with the tenant in advance.
