What a full renovation involves.

A complete renovation is a sequence — strip out, first fix, plaster, second fix, decoration, flooring, finish. Every stage depends on the one before it. The delays and the arguments come from the handovers between trades, not from the trades themselves.

We produce a written scope, a fixed price and a programme with stages. You get progress updates as it moves, and one person to ring. If the property is being let afterwards, it moves straight into marketing and management with no gap.

Common questions

It depends on the size of the property and the scope, and anyone giving you a figure before seeing it is guessing. What we will do is give you a programme with stage dates in the written quotation, so you can hold us to something specific.

Older properties hide things — perished pipework, failed wiring, damp behind a wall. If we find something outside the agreed scope, work stops on that element, you get a written variation with a price, and nothing proceeds until you approve it.

Yes, and it is often the best time to plan it. We can survey during the buying process and have the scope, price and programme ready so work can start shortly after completion rather than months later.
