Voids are the most expensive thing in a rental portfolio and the easiest to shorten. Usually the delay is not the market — it is the fortnight nobody spent getting the property ready.

Two jobs at once.
An empty property needs looking after and it needs re-letting. Those are separate jobs and doing them in sequence is what makes voids long. We run them together: the property is checked, secured and prepared while it is being marketed, so it is genuinely ready on the day someone wants to move in.
There is also an insurance point most landlords miss. Standard landlord policies commonly restrict cover once a property has been unoccupied beyond a set period, often 30 or 45 days. We will flag it — you should check your own policy wording.

It depends entirely on the property, the area and the time of year, and anyone quoting you a guaranteed figure is guessing. What we can say is that most of the delay is usually controllable, and running preparation and marketing at the same time is the single biggest improvement available.
Often not on the same terms. Many landlord policies reduce or withdraw cover once a property has been unoccupied for a set number of days, and some require specific measures such as draining the water system. Check your own policy wording, and tell your insurer — we will remind you, but the policy is between you and them.
