A managed maintenance process is mostly communication. The tenant reports something. Somebody decides how urgent it is. A trade is instructed. The tenant is told when they are coming. The work is done. Somebody checks it was done. The landlord finds out what it cost and why.
Miss any one of those steps and a £90 repair becomes a complaint, a withheld rent payment or a tenant who leaves. We run all of them, with an authority limit you set, so small things get fixed without you being interrupted and big things never happen without your say-so.

Everything that is genuinely inconvenient but not harmful.

Work batched to a sensible visit rather than a separate call-out.

Flagged for a proper fix instead of a fourth temporary repair.

Common questions
No, and you would not want to be. You set an authority limit — commonly somewhere between £100 and £250. Anything below it is instructed and reported to you afterwards. Anything above it comes to you first with a quote, unless it is a genuine emergency.
We use a mix of our own trades and vetted local contractors, depending on the work and the area. You are welcome to nominate your own — plenty of landlords have a plumber they trust, and we will work with them.
Loss of heating or hot water in cold weather, a leak that cannot be isolated, a failure of security such as a broken external door, or anything presenting a safety risk. Everything else is logged and dealt with the next working day.
