Inspections that actually tell you something

An inspection is only worth doing if it produces a record you can act on. Ours produce a written report with photographs, not a text message saying it looked fine.

Overview

What an inspection is really for.

Most landlords think of inspections as checking whether the tenant is looking after the property. That is part of it. The bigger part is catching building problems early — a slow leak under a sink, condensation starting in a bedroom corner, a boiler losing pressure — while they are a small job rather than a large one.

We inspect at agreed intervals, record the condition with photographs and send you a written report. Where something needs doing, it comes with a recommendation and, if you want it, a price. Tenants are given proper notice every time.

Common questions

Quarterly for the first year of a tenancy, then six-monthly once the tenancy is settled, is a reasonable pattern for most properties. HMOs and student lets usually justify more frequent visits. We agree the schedule with you at the start rather than applying a blanket rule.

A tenant is entitled to at least 24 hours' written notice and the visit must be at a reasonable time. In practice we give considerably more than that, because an inspection arranged around the tenant is an inspection that actually happens.

You get the finding, a recommendation and an indication of cost. If it is a repair we can carry out, we will quote for it — you are under no obligation to use us. Genuine emergencies, such as a live electrical fault or an active leak, are made safe first and reported to you immediately.
